Services

In addition to Residential planning and design or management of Commercial and Restoration work, Daniel Alter Architect also provides the following services to homeowners, coops, condominiums and landlords.

CERTIFICATE OF OCCUPANCY (C of O)

Many homeowners who wish to combine apartment units or floors in a building hesitate because they believe that they will require a new C of O with the anticipation of added costs. In many cases, however, the law allows for this type of work without the need for a new C of O. Where one is required the process can be more straightforward than people think. Daniel Alter Architect handles all types of C of O issues.

CELLARS AND RECREATION ROOMS

Most people understand why the building code does not permit living or sleeping in a difficult to exit cellar. But few know that the Department of Buildings allows cellar recreation rooms and cellar bathrooms under certain conditions. Daniel Alter Architect has designed code-approved cellar recreation rooms and bathrooms to make use of valuable existing space.

SPONSOR - TENANT & MCI ISSUES

Major Capital Improvement (MCI) projects can offer benefits to building owners and tenants alike. Unfortunately, MCI requests for increased rental payments can also be a source of friction between tenants and management. Daniel Alter Architect has analyzed numerous MCI requests for tenants and tenant attorneys, has found many justified requests but has also uncovered discrepancies leading to adjusted rental increases.

ASSESSMENTS & EVALUATIONS

When severe weather struck the city several years ago, especially in Brooklyn, some homeowners were prevented by the City of New York from occupying their damaged homes. Daniel Alter Architect provided architectural assessment services to homeowners so they could return home. His quick response with key information enabled them to receive insurance money at the earliest opportunity.

ZONING ISSUES

The Zoning Resolution determines many aspects of a building including its height, bulk, setbacks and use. Daniel Alter Architect understands zoning and has consulted with owners to maximize square footage, legalize or change existing zoning uses, and to clarify what the opportunities and constraints are under zoning rules.

HANDICAP ACCESSIBILITY

Daniel Alter Architect has advised couples facing decreased mobility, commercial tenants wishing to provide access to a ground level or multi-level space, building managers needing to comply with local accessibility codes, and has provided related architectural planning services for the installation of elevators, lifts and ramps.
